Our Building Process

Your Project, Thoughtfully Planned.

No two homes on the prairie are built the same way. Your design, your land, permitting and weather all shape the schedule. Most Big Prairie custom homes take 12 to 27 months from signed plans to move-in. Here’s how that time is spent.

The Big Prairie Process

From the First Conversation to Move-In Day

You’ll always know what phase your home is in and what comes next. Randall walks every project personally, so your questions get answered by the person running the job.

Project Start

The Build Begins

Plans are signed, the budget is set and your lot is ready. Now the work moves from paper to the jobsite.

Phase 01

Pre-Construction

We lock in the final plans, pull permits, and order the materials with long lead times. On rural lots, this is also when we line up water, septic and power with the local co-op, so nothing holds up the crew later. About 5 months.

Phase 02

Excavation & Foundation

We clear and grade the site, set forms and pour the foundation. Northwest Oklahoma’s clay soils and heavy rains mean we pay close attention to drainage and footings at this stage. About 2 months.

Phase 03

Framing

Walls, floors and the roof go up, and you can walk through rooms for the first time. This is a good point to confirm window placement and sight lines. About 4 months.

Phase 04

Rough-In / MEP

Plumbing, electrical, heating and cooling run through the open walls before anything is covered. We inspect every system before insulation goes in. About 2 months.

Phase 05

Exterior Work, Installation & Drywall

The home is sealed against the weather with roofing, siding and stone. Inside, insulation and drywall turn the frame into finished rooms. About 3 months.

Phase 06

Finishing Work

Cabinets, trim, flooring, tile, fixtures and paint go in. Most of your selections show up during this phase, which is why it often takes the longest. About 8 months.

Phase 07

Landscaping

Final grading, driveway, and outdoor work wrap up the site so the home looks settled on the land. About 3 months.

Final Stage

Move-In Day

We walk the home with you and note any last items to fix. You’ll get a rundown of the major systems and who to call, and we leave the house and property clean.
